Tip# 1 Establish a good market value for your home

If your house is significantly over priced you mostly likely will not sell your home no matter how nice you think it is, so you want to make sure you establish a good market value for your home. You want to start by looking at what the homes in the last 6- 12 months have sold for in your neighborhood. You have to use homes that are comparable to yours. If the other homes that have sold in your neighborhood are extremely larger than your home you do not want to use them. If you stick to homes that are no larger or smaller than 20 percent of your home you should be ok. If money is not a problem and you really want to be as accurate as possible when finding out the value of your home. I would suggest getting an appraisal from a professional appraiser. Appraisals can be pricey ranging from $300 to $450, but appraisers are qualified professionals who give the most accurate estimates. Once you have established a good market value for your home, I would suggest pricing it a little below that value to attract the most attention quickly.

Tip # 2 Market your home

There are a number of ways to market your own home. I suggest a good combination of as many ways as you can possibly do to get the best results. I would suggest getting your own for sale sign made if you do not already have one. You can make one yourself, but I would get one done professionally. It is a turn off to me to see a house with a home made looking for sale sign in front yard. You will be amazed at how much attention you could get from a sign. It does depend on the amount of traffic you get in your neighborhood. One of the most effective ways to attract buyers is the internet because most people shop online before they ever talk to a realtor. If you want to step your marketing up even more I would suggest getting your home listed on the MLS. As I said in the beginning it is not easy to sale your house without a realtor, but if you follow these tips it could make the process a lot easier.
